What is a Four Point Inspection?
If you’re a homeowner in Florida, you may be thinking, “What is a four-point inspection?” Most homeowners must undergo a four-point inspection to assess the condition of their home’s major components: the roof, electrical system, plumbing system, and HVAC system. In addition, Florida insurance companies often require this inspection to determine the risk of insuring your property.
Our qualified inspector will thoroughly examine each of these components and provide a detailed report highlighting any potential hazards or issues that may need to be addressed. The goal of this inspection is to ensure that your home is safe, which is essential for maintaining the value of your property.
When your inspector arrives, they will start outside your home. Photos of all sides of your home will be taken and documented in the four-point inspection. While the inspector is outdoors, they will document any exposed valves and the condition of your electrical service panel, any outdoor HVAC equipment, and your roof will be inspected. It is essential to know that our inspectors do not handle personal belongings, and if an element of the four-point inspection is obstructed, we may need to return to complete your inspection.
When we enter the home, we will evaluate the plumbing system, including any exposed valves, the water heater, under the sinks, and behind the toilets. Part of a four-point inspection is the HVAC system; we will need clear access to your air handler or other equipment that may be inside. We will remove the cover from your electrical panel to check for defects inside the panel.
Common issues found include:
- Double-tapped wires in panels
- Grounds and neutrals terminated on the same bar in sub-panels
- Leaking plumbing
- Roof damage
- HVAC system missing components
